Along with more sophisticated living spaces, The New American Home 2023 also includes an expansive game room that invites homeowners and their guests to relax and unwind. From a full wet bar and a billiards table to a film screening area and a private outdoor patio, the game room is a playful escape that pairs leisure with comfort.

Though entertainment is at the core of the home’s expansive floor plan, quiet areas such as the home office also accommodate the work-from-home professional with noise-blocking acoustic panels behind the walls and zen-like courtyard views. The office is also equipped with a full bathroom and a closet space, making it a functional flex room.

The owner’s bath exudes luxury, with a built-in aspen wood sauna, private Jack and Jill water closets, a soaking tub, and a spacious shower built for two. The bath experience is also fully customizable, with automated user settings both inside and outside of the shower. From lighting and sanitation to water temperature and music, every want and need is accessible with the click of a button from the home’s smart control system.

Indoor/outdoor living was one of the most important considerations for the Luxus Design Build team, which is why three of the home’s four bedrooms have their own patio or balcony. The owner’s bedroom (pictured above, on the left) features the same sliding glass doors as the living room, offering sweeping views of the valley. And, like the other private outdoor living spaces, it includes an outdoor fireplace for year-round use.

The home’s pool deck is perhaps the crown jewel of the 7,500-square-foot floor plan, bridging a bright, spacious interior with an outdoor living area designed for recreation. The poolside patio includes an outdoor kitchen with an ice maker, wine cooler, grill, and cooktop, a dining area, a cozy seating area, and a large pool bath behind the kitchen.

The home’s two-tiered pool isn’t just visually striking, it’s also a feat of clever engineering. Rather than just depositing excess water into a trough, the infinity pool works with the site’s slope so excess water flows into a lap pool stretching along the lower perimeter of the property.

Floor-to-ceiling windows along the home’s front entryway and rear patio offer uninterrupted front-to-back views of the Las Vegas Strip and Red Rock Canyon, one of the primary reasons why designer and builder Michael Gardner selected this site.

Along with stunning craftsmanship and innovative design, The New American Home 2023 is a model of the latest smart technology and energy efficiency. The roof is lined with a 20 kilowatt solar array that offsets all grid-supplied power and provides 100% of the annual electric energy needed for the home. That clean energy, along with a tight building envelope, earned the home an impressive HERS rating of -15.

With a 23-foot-high ceiling and 45 feet of sliding glass doors along its rear elevation, the home’s spacious open floor plan is designed for entertaining that easily spills outside. The living room includes a number of integrated speakers built into the surrounding walls, while the dining room features a 113-bottle-capacity wine refrigerator.
