One Plan, Multiple Elevations

Applying complementary exterior styles, colors, textures and features to the same floor plan not only creates a better streetscape, but also enables cost efficiencies

Vibrant neighborhoods begin with a diverse mix of housing styles. With multiple elevations, one market-proven plan can create a streetscape so visually diverse that repetition essentially disappears—an especially important quality as production housing projects apply higher densities to offer attainable products. And using a proven, popular floor plan can also result in cost efficiencies, faster construction, and more predictable pricing.

Keep scrolling to see how our design team transforms single floor plans into multiple yet complementary elevations; placed side by side, it’s hard to imagine they begin with the same layout. Now, picture an entire development with several floor plans, each offering multiple front façades. The result is a neighborhood with character, variety, and lasting curb appeal.

Foxwood

The Foxwood is a well-considered open plan anchored by a comfortable living space and three split bedrooms on the main level for enhanced privacy. The primary wing includes a generously sized bath with convenient access to the laundry room, while the upper level adds a versatile bonus suite above the garage with a bedroom, bathroom, and office.

To create variety on the exterior, the plan accommodates a Contemporary Farmhouse, European Cottage, and a blend of Cottage, Craftsman, and coastal influences to spice up the streetscape.

A The Foxwood’s façade showcases a Contemporary Farmhouse style, blending clean lines with traditional rural forms. White board-and-batten siding, gabled roofs, and black-framed windows create a crisp, modern aesthetic

B The Allerton exterior blends Modern Farmhouse and European Cottage influences, featuring a mix of stone and smooth siding, warm timber accents, and steep gabled roofs

C The Halidon’s treatment reflects a classic American Cottage style with coastal influences, featuring multiple front-facing gables, shingle siding, and crisp white trim. The welcoming front porch, divided-lite windows, and balanced proportions create a timeless, relaxed character with subtle Craftsman detailing

Elevate

The Elevate model demonstrates how a single floor plan can support multiple architectural expressions across different Colorado Front Range communities.

The model was first developed for a suburban setting adjacent to established neighborhoods, where familiar forms, proportions, and materials helped reinforce continuity with Farmhouse, Craftsman, and Bungalow influences.

In that context, roof forms, columns, and window groupings were used to shape a traditional, complementary street presence while maintaining durability and low-maintenance living.

The same plan was later adapted for a new urbanism neighborhood emphasizing walkability, shared green spaces, and a more contemporary architectural language. Without changing the interior layout, variations to roof forms, façade composition, material systems, and window patterns create a more urban expression. Panelized cladding and larger openings reinforce this shift while preserving plan efficiency.

Together, the Elevate elevations showcase how thoughtful façade strategies can respond to distinct community goals without altering the underlying plan.

The Huxley

From a single, well-considered plan, multiple elevations with distinct personalities can be created simply by choosing and committing to a clear architectural style.

Whether an elevated European, a timeless Modern Prairie, or a cutting-edge Scandinavian, the style provides a framework that guides proportions, materials, rooflines, and overall composition that results in a cohesive, confident design that feels both custom and timeless.

DIMENSIONS: Width: 52 feet / Depth: 46 feet / Total area (house): 2,850 sf

A Recalling timeless and historical European design, a steep roof pitch creates dramatic visual interest and allows for tall windows and pronounced gable ends

B Blending of high-contrast white masonry with dark, moody siding materials allows for a dynamic elevation that stuns in its simplicity

C Low-pitched hipped roofs elongate the design and bring a strong sense of horizontality to the elevation, while dramatic overhangs produce dynamic shadows and a refined curb appeal

D Mulled, continuous bands of horizontal glass define a true Modern Prairie design, allowing for plenty of natural light and visual interest from the street

E Simple, defined gable forms at the peak of the roof wrap the overhangs and continue to the base of the elevation to evoke a Scandinavian style

F The simplicity of the elevation balances large, clean windows with the warmth and character of natural materials that blend seamlessly with the natural environment

Kemp Ranch

A single floor plan can become a diverse collection of distinct architectural identities with just a few thoughtful design moves.

By varying materials, detailing, and window placement, each elevation takes on a character of its own while maintaining the efficiency of a shared footprint. Roof slopes shift to reinforce traditional, modern, or transitional expressions, ensuring each façade feels stylistically authentic. Column detailing, shutter designs, and bay windows add nuance, while style-appropriate color palettes and materials deepen the visual transformation.

The result is a series of elevations that feel truly unique, each one aligned with its intended style, yet all rooted in the same plan. This approach expands buyer choice, enriches streetscapes, and allows builders variety and flexibility within a single plan.
