How to Attract Buyers in a Shifting Housing Market

In today’s slower, more cautious housing market, buyers are becoming much more selective. Financial concerns have become top of mind for many buyers, with 37% of Americans believing the U.S. is in a recession, and nearly half saying they are delaying home purchases because of economic conecerns, according to John Burns Research and Consulting (JBREC).

Unlike seller’s markets, where homes sell quickly regardless of design, people are now making careful, value-driven decisions. As a result, JBREC suggests builders should adjust their approach to home design and focus on practical, affordable designs that suit the preferences of today's buyers.  

Affordability is the filter through which many buyers are making decisions right now. But designing for simplicity doesn’t mean designing for blandness.

You don’t need luxury upgrades to create impact. Think: a built-in coffee bar that turns a niche into a daily ritual, a wood accent wall that warms up a flex space, an arched doorway that softens a modern plan, or a bold cabinet color that adds a moment of delight. These aren’t budget-busters, but they add personality and a sense of intention.
