Active Housing Inventory Inches Up
Although active inventory was still 9.6% below 2019 levels in June, it continued to creep up slightly year-over-year. In June, active inventory grew by 1.9%, marking the fourth June in a row where inventory levels improved, according to the ResiClub blog.
Active inventory growth is slowing down
Since June 2023, active inventory has been trending up, but it has slowed considerably.
Between June 2025 and June 2026, active inventory across the country rose by 20,095 homes. However, between June 2024 and June 2025, active inventory across the country rose by 242,528 homes.
Some states are seeing inventory grow at a much faster rate
Active inventory improved in most states in June. Growing 20% between June 2025 and June 2026, Minnesota recorded the strongest annual growth, followed by Virginia at 17%, and then Washington at 16%.
Other states, however, saw a decline in active housing inventory. Florida saw active inventory decline by 14% year-over-year, and Idaho and California saw respective declines of 7% and 6%.
