Americans spend the great bulk of their time—about 90%—indoors. The pandemic highlighted the health-related impacts of our indoor spaces, where concentrations of some pollutants can be two to five times higher than outdoors. Now, a new luxury development in Park City, Utah, aims to improve the healthfulness of people’s homes while also providing opportunities to spend more time outside.
Velvaere is a wellness-centric residential community from Magleby Development. Adjacent to Deer Valley Resort, the 60-acre, mountainside community offers direct ski-in, ski-out access plus an integrative wellness center and a family adventure center.
Magleby is collaborating with several partners to bring leading-edge technology to the community’s 115 residences—enhancing their wellbeing and creating a more sustainable way of living. These partners provide circadian lighting that mimics natural daylight patterns, air purification and water filtration systems, artificial intelligence for preventative care, and customizable sanctuary spaces with features such as saunas and cold plunges.
“The incorporation of cutting-edge technology, tailored to each resident’s preferences, equips our future residents with the necessary tools and information to lead longer, healthier, and more balanced lives,” says Dayson Johnson, vice president, Magleby Development.
Monitoring & Improving Indoor Air Quality
One partner, Delos, is improving the Velvaere homes’ indoor air quality. In addition to providing air filtration, Delos’ air-purification solution, the Delos Intellipure Super V, agglomerates particles in the air—that is, combines them into larger groups. The result? “The technology makes it easier to capture the particles,” says Peter Scialla, president and COO, Delos.
Residents also have the option of using the Delos Wellness Extension, which automatically monitors and remediates air quality while showing residents the data behind the air quality. Scialla explains the value of the tool’s data visualization this way: “If someone hands you a glass of water that’s murky, there’s no way you would drink it. That’s not the case with air quality because it’s invisible to the human eye.” Delos’ visualization tool makes air quality visible, so residents have confidence that the air they’re breathing is clean.
“We spend most of our time inside, so we can use the home as a vehicle to improve our health and wellbeing,” Scialla says.
In addition, the Velvaere development is looking to earn its WELL certification, which is administered by Delos subsidiary the International WELL Building Institute.
Partners for Health and Wellbeing
Velvaere’s other partners include the following:
- AeroBarrier: The air barrier solutions company distributes its nontoxic, water-based formula throughout the home, preventing air leakage through cracks and gaps. This not only creates an airtight, healthier home but also helps reduce heating and cooling costs.
- Crestron Electronics: The Crestron Home OS automation platform will be used throughout Velvaere to unite control of audio and video, temperature, and lighting. Residents can use the Crestron Home system to access the Delos Wellness Extension. And Crestron Home OS also operates seamlessly with Josh.ai, a voice-controlled AI, and Lutron light systems.
- Halotherapy Solutions: Velvaere residences will have their own sanctuary space that includes a HaloIR Sauna—Halotherapy Solutions’ dry salt therapy.
- Lutron: Each Velvaere home comes with Lutron’s system of automated shades, intelligent lighting, and intuitive lighting and shading controls. Lutron’s Palladiom shades move in unison to manage daylight, and its Ketra intelligent lighting transitions with the sun throughout the day. Owners can use preset lighting scenes, such as cocktail hour or yoga session, or control their lighting through the Palladiom and Josh.ai wall control.
The Velvaere residences range from 3-bed, 3.5-bath cabins starting at $4.5 million, to 4-5-bed, 4.5-bath paired homes starting at $5.7 million, to 5-bed, 5.5-bath custom estates starting at $12 million. The first Velvaere homes are scheduled for completion in 2024.
