March 2025 Data Show More New-Construction Homes Remain on the Market

Slowing buyer demand resulted in a rise in the number of unsold newly completed homes in March

Cooling housing demand has led to a rise in unsold new single-family homes in the U.S., according to the ResiClub blog. Since the end of the pandemic housing boom, the number of unsold new builds has climbed rapidly from 34,000 in March 2021 to 119,000 in March 2025. The latest March figure is the highest seen since July 2009 when there were 126,000 unsold new builds. Sun Belt states, particularly Texas and Florida, are seeing the biggest build up of new-construction homes on the market, while those in the Midwest and Northeast are seeing more buyer demand.

There’s greater slack in the new construction market now than a few years ago, giving buyers some leverage in certain markets (in particular in the Sun Belt) to negotiate better deals with homebuilders. Read more
