Share of Investor-Owned Home Purchases Grows to Highest Level in 5 Years

In Q-3 2025, the share of homes bought by investors grew to 34%, up from 25% one year ago

As individual homebuyers hung back from making purchases in the latter half of 2025, purchases by investors grew. According to BatchData’s Q-3 2025 Investor Pulse Report, single-family home investors accounted for 34% of U.S. home purchases during the quarter, marking the highest share in five years. Comparatively, investors purchased 33% of all single-family homes sold in Q-2 2025, while in Q-3 2024, the share of investor purchases was 25.5%.

Despite the growing share of home purchases, the actual number of homes acquired by investors declined year-over-year by approximately 23,000 transactions.

Most purchases are by small investors

Of the purchases made by investors, most come from those who own between one and five properties. These relatively small investors currently control nearly 92% of investor-owned single-family homes. On the other hand, institutional investors, or those who own 1,000 or more properties, account for just 2% of all investor-owned single-family homes.

Where are the most investor-owned homes?

The share of investor-owned homes is heavily concentrated in tourist-driven and Sun Belt markets. Five states—including Texas, California, Florida, North Carolina, and Georgia—account for one-third of all small and institutional investor-owned properties.
