How Much Space Can Buyers Actually Get for $400K?

The median home in the US costs $400,000, but the amount of square footage buyers can get with that budget varies greatly from state to state

The nationwide median home price sits at around $400,000, but how much space that price affords a buyer varies significantly from city to city. To figure out how much square footage buyers can get at the median home price, Property Shark analyzed housing data from major cities across the U.S. The analysis overwhelmingly shows that many Midwestern and Southern cities offer more spacious accommodations at this price, while most buyers in the Northeast and West can’t afford more than a small studio at that price point.

The median home price goes the furthest in the Midwest

Across all large Midwestern cities analyzed in the report, $400,000 can afford buyers a minimum of 1,581 square feet, and in 14 Midwestern cities, buyers can afford the national median of 1,820 square feet.

Some cities, however, offer much more space than the national median. At nearly 5,000 square feet, Detroit offers buyers the most spacious deal for $400,000. Similarly, in Cleveland, a buyer with a $400,000 budget can purchase a 4,467-square-foot home, and the same buyer in Toledo, Ohio, can purchase a 3,622-square-foot home.

Meanwhile, coastal cities offer the least amount of space

On the other hand, more expensive coastal cities offer far less space at the national median home price. In Manhattan, a buyer with this budget can afford just 267 square feet.

However, with six cities making the cut, California dominates the top 10 large cities where $400,000 buys the least amount of space. For instance, in San Francisco, a $400,000 budget buys just 393 square feet, and in San Jose, a buyer with this budget can only afford 480 square feet.
