Despite Recent Declines, Foreclosure Activity Remains Heightened
Although it remains high, foreclosure activity declined in February 2026 from the prior month. According to a recent report from property data provider ATTOM, there were 38,840 properties—or one in every 3,701 homes—with default notices, scheduled auctions, or bank repossessions in February, which is down 4% from January. Year-over-year, however, the share of foreclosure filings grew by 20%.

With one in every 1,597 homes having a foreclosure filing, Indiana saw the most foreclosure activity in February; followed by South Carolina, where one in every 2,217 housing units had a foreclosure filing; Florida, where one in every 2,277 homes had a foreclosure filing; Delaware, where one in every 2,443 units had a foreclosure filing; and then Illinois, where one in every 2,590 units had a foreclosure filing.
February marks the twelfth consecutive month of increased foreclosure activity
While foreclosure filings declined month-over-month, February also marked the twelfth consecutive month of year-over-year increases in foreclosure filings. These increases contrast with historically low levels recorded in the aftermath of the pandemic. Still, foreclosure activity remains well below the record-high levels seen during the 2009 housing crisis.
