Homebuyers Prioritize Small, Functional Spaces

When purchasing their second home, buyers are increasingly opting for homes that are smaller or the same size as their current ones

Today’s homebuyers are prioritizing functionality over square footage. According to a recent survey from PulteGroup, 51% of homeowners who recently purchased their next home bought one the same size or smaller. Additionally, 78% say the size of their new home meets their expectations.

For years, moving up was often associated primarily with buying more square footage. What we’re seeing today is that buyers are becoming more intentional about how they evaluate value in a home.

What’s influencing these purchasing decisions?

Lifestyle changes are primarily the reason behind this change. Rather than focusing on size alone, homeowners want their spaces to reflect their lifestyle. This means that the focus has shifted to community amenities, specific spaces for remote work, and storage, among other features.

Life-stage changes also play a part. Of those surveyed, 25% of respondents cite a major life change, such as a growing family or aging parents, as their reason for moving.

The kitchen is the most important room of the home

As homebuyers gravitate toward homes that support their lifestyle, homes with well-designed kitchens have become especially valuable. When shopping for their next home, 37% of buyers say a modern or upgraded kitchen is a must-have feature, second only to location, according to 55% of respondents.

However, more than half of respondents rank the kitchen as the most important room in a home, followed by 38% of respondents who say the living room is the most important. Additionally, 26% say the garage is the most important, and 24% say flex space is the most important.
