10 Metros with the Most Zombie Foreclosures

The number of homes vacated by their owners prior to foreclosure has grown to 3.38% of all foreclosed homes, but in some cities, that figure is considerably higher

Amid rising foreclosure rates, the number of zombie properties—properties that have been vacated by their owners prior to foreclosure—have also grown slightly. The Q3 2025 Vacant Property and Zombie Foreclosure Report from property data provider ATTOM shows that 3.38% of properties in foreclosure during Q-3 2025 were considered zombie properties. That share was up slightly from 3.30% in the prior quarter and 3.14% in Q-3 2024.

In some cities, the share of zombie properties is much higher. In Wichita, Kan., for instance, 12.7% of properties in the foreclosure process were vacant in Q-3 2025. The metro was followed by Peoria, Ill., where 12.3% of properties were considered zombie properties; and Youngstown, Ohio, where 10.1% were considered zombie properties.

The report also noted that among states with at least 50 zombie properties, the largest year-over-year increases were seen in Colorado (up 115%, from 27 to 58), Washington (up 114%, from 29 to 62), Iowa (up 84%, from 64 to 118), North Carolina (up 80%, from 50 to 90), and Oklahoma (up 72%, from 43 to 74).
