His team tracks the cost of regulagtion every five years, and the number keeps climbing. In the latest version conducted earlier this year, NAHB calculated that government regulation adds more than $130,000 to the price of a typical new home, or 26.4% of the average sales price of $499,500 as of January 2026.
The conversation covers where that cost actually comes from, why it hits younger buyers hardest, and what it would take for builders and policymakers to actually turn that number around.
