A Median Home Price Below $300K is Available in Only 7 Metros
With the national median price of a home reaching $429,990 as of August, affordability remains a challenge for many homebuyers. In fact, in just seven U.S. metros, median home prices are below $300,000, according to Realtor.com’s August 2025 Hottest Housing Markets report. A majority of these metros are located in the Midwest, which has traditionally been home to more attainable housing markets.
Springfield, Ill., is the most affordable metro. There, the median home price is just $215,000. Erie, Pa., follows with a median home price of $239,000, then Toledo, Ohio at $245,000; Akron, Ohio, and Rockford, Ill., both at $250,000; Canton, Ohio, at $270,000; and Rochester, N.Y., where the median home price is $280,000.
"Savvy buyers are zeroing in on smaller cities that offer the best of both worlds: affordable homeownership plus access to jobs and lifestyle amenities," says Hannah Jones, senior economic research analyst at Realtor.com. "In metros within reach of major economic hubs, buyers don’t have to choose between affordability and opportunity."
