Realtor.com aggregates the top 10 real estate trends that defined the housing market in 2014.

The trends were divided into two groups – those that were indicators of a stronger housing recovery, such as historically low mortgage rates and the decline of distressed sales, and those holding back recovery, such as tight credit standards and limited inventory.
