Baby Boomers Remain in Control of the Housing Market

Boomers make up for 42% of all homebuyers and account for 55% of all sellers. Additionally, many of those making a move are paying for their homes in cash

Baby Boomers remain the dominant generation in today’s housing market, with the National Association of Realtors’ 2026 Homebuyers and Sellers Generational Trends report showing that buyers aged 61 to 79 account for 42% of buyers in the U.S. housing market, unchanged from the previous year. Additionally, they account for 55% of all sellers.

What types of homes are Boomers looking for?

Baby Boomers are moving primarily because of their evolving lifestyles. According to the survey, 31% of older Boomers—those aged 71 to 79—and 23% of younger Boomers—those aged 61 to 70—bought homes to be closer to friends and family. Additionally, 16% of older Boomers said they purchased a home specifically to downsize, compared with 11% of younger Boomers who said the same. Additionally, 15% of younger Boomers bought homes with their future retirement in mind.

Many Baby Boomers are buying in cash

Many Baby Boomers are also using cash to make their home purchases. Of those surveyed, 39% of younger Boomers and 46% of older Boomers paid all-cash for their homes. Among those who financed, more than half used proceeds from selling their prior residence for the down payment.
