Growing Price Cuts Signal Favorable Conditions for Homebuyers

In March 2025, nearly 34% of home listings received price cuts

In recent months, the housing market has shifted in buyers’ favor. The share of active inventory that received a price has increased beyond what is typical for March, according to the ResiClub blog. As of March 2025, 33.9% of active listings received a price cut. Comparatively in March 2021, at the height of the pandemic housing boom, this was the case for only 18.7% of active listings. Additionally, in March 2024, 31.7% of listings received a price cut.

Of course, this all varies significantly across the country. Some markets—particularly in parts of the Midwest and Northeast—remain relatively tight, with sellers still in control. Others markets have just shifted into balanced markets, while some pockets of the Sun Belt have turned into outright buyer’s markets. Read more
