In the Northeast and Midwest, many markets are still seeing home-price growth higher than the national average

Home-price growth has slowed over the past few years, with a recent report from the ResiClub blog showing home prices are up 1.3% year-over-year as of August 2026. However, that slow growth is not true for all markets. Some areas are still experiencing high price increases, while other regions continue to see price corrections, an after effect of the pandemic housing boom.

The home-price softening has been less prevalent in the Northeast and Midwest. From August 2025 to August 2026, Milwaukee saw home prices grow by 5.5%, followed by New York City and Hartford, Conn., both at 5.2%, Chicago at 5.1%, and then Cleveland at 4%.

Which markets saw the least amount of home-price growth?

Meanwhile the South actually saw home prices decline from August 2025 to August 2026. Austin saw home prices drop by 4.2% year-over-year, followed by Las Vegas at 2.8%, Dallas at 1.9%, San Antonio and Houston, both at 1.8%, and then Raleigh, N.C., at 1.6%.
