Homeownership Rate Holds Steady at 65%
The homeownership rate held steady in Q-2 2026 at 65%, unchanged from both the prior quarter and from a year earlier, according to a report from real estate marketing firm Realtor.com. The rate has plateaued for several quarters as affordability concerns and limited housing supply continue to challenge the market. The homeowner vacancy rate, however, picked up to 1.2% in Q-2 2026, up slightly from the prior quarter. Meanwhile, the rental vacancy rate held steady at 7.3%.
Homeownership rates held steady across age groups except for the youngest group of homeowners
Most age groups recorded minimal to no change in homeownership rates. However, the youngest group of homeowners—those under 35—saw homeownership rates decline by 1.6 percentage points quarter-over-quarter and 1.2 percentage points year-over-year to 35.2%. Meanwhile, homeownership among households 65 and older remained the highest of any age group at 78.6%.
In some regions, the homeownership rate is higher than the nationwide rate
By region, the South leads with the highest homeowner vacancy rate at 1.5%, though none of the four regions showed a significant annual change. The Midwest, however, has the highest homeownership rate at 69% as of Q-2 2026. Comparatively, the South recorded a homeownership rate of 66.9%, the Northeast had a homeownership rate of 61.6%, and for the West, it was 60.5%.
