Foreign Home Purchases Decline Across the US
The U.S. is seeing less interest from foreign homebuyers. According to the National Association of Realtors, foreign homebuyers purchased $45.3 billion worth of existing homes from April 2025 through March 2026, representing a decrease of 19.1% in dollar volume and a 14% decrease in the number of properties from the previous 12-month period.
Purchases fall into two categories, including foreign buyers who resided in the U.S. as recent immigrants or who were holding visas that allowed them to live in the U.S. and foreign buyers who live abroad. The first category accounts for 56% of all foreign purchases, which includes the purchase of 37,600 homes and a total dollar volume of $21.8 billion. Meanwhile, foreign buyers who live abroad accounted for 44% of transactions, including 29,500 homes and a total dollar volume of $23.5 billion.
Where are most foreign purchases coming from?
At 16% of all foreign transactions, most foreign buyers are coming from Canada. From April 2025 through March 2026, homebuyers from Canada purchased 10,700 homes, totaling $5.2 billion in dollar volume. Mexico followed at 14%, with 9,400 homes purchased and a total dollar volume of $5 billion. China rounded out the top three spots, accounting for 11% of foreign transactions, with 7,400 homes purchased and a total dollar volume of $7.6 billion.
Where are foreign buyers headed?
Florida saw the most foreign home purchases from April 2025 to March 2026, accounting for 20% of foreign home purchases. Florida was followed by California at 19% of foreign home purchases, and then Texas at 12%. New Jersey and Georgia round out the top five, with both states recording 4% of foreign home purchases.
