Foreclosures rates have only increased this summer. According to housing data provider ATTOM’s Mid-Year U.S. Foreclosure Market Report, there were a total of 227,548 properties in the U.S. with foreclosure filings in six months of 2026, representing an increase of 21% from the same period last year and 28% from the same period two years earlier.

Foreclosure starts are also up

In the first half of 2026, 164,566 U.S. properties started the foreclosure process, an increase from 18% from the same period last year and up 66% compared with the first half of 2020.

Which states saw foreclosure starts grow the most?

Compared with the same period last year, Idaho recorded the largest increase in foreclosure starts at 59%, followed by Colorado at 57%, Georgia at 52%, North Carolina at 47%, and Mississippi at 45%.

However, when looking at foreclosure starts from January to June 2026, Indiana leads. There, foreclosure starts have risen by 36.3%, followed by North Carolina, where foreclosure filings increased by 34%, and then Alabama, where they grew by 26.6%.
