What Features Make A Home Sell The Fastest?

There are a lot of factors at play when it comes to how quickly a home will sell. For example, many buyers in today’s market seem to love open floor plans, so a house with an open floor plan has a good chance of selling more quickly than a house without one. Similarly, a home with, say, animal-shaped topiary, might not be as charming and character-filled as the current owners believe. As such, that house might spend a few more days on the market.

But what features are at the top of the list for helping a home sell like the proverbial hotcake? Realtor.com analyzed homes in its listing records over the past three months on two metrics; the number of days each home was on the market and the number of page views each listing received from potential buyers. Realtor.com then looked at the homes that generated the most buzz and sold the fastest in relation to their architectural style and amenities.

On the amenities front, stainless steel and granite countertops appear to be as timeless as Audrey Hepburn. Stainless steel appliances help a home to sell an average of 15 percent faster than homes without them and the median number of days a home that listed stainless steel appliances was on the market came in at 79. Granite countertops are almost as popular, as houses with them were on the market for a median of 82 days.

Other features that came out on top were a view of the city skyline, a location near a good school, and a price tag between $200,000 and $250,000. But the feature that helped to cut the time a home was on the market down the most wasn’t a feature at all, but an architectural style.
